The community HOA  (Homeowners Association) Board consists of an elected Board of Directors. There are three residents that serve in the interests of the entire community on the board, each for a two-year term. The board sets the Deed Restrictions for the community, reviews/updates the ARC guidelines as needed, reviews and monitors community finances, recommends deed violation notifications as appropriate and generally provides guidance and direction to the Property Manager for community maintenance, operations and upkeep.

The ARC (Architectural Review Committee) reviews ARC forms submitted by homeowners for completeness and accuracy. The committee is comprised of three residents who volunteer to serve on the committee. They ensure that the requested architectural changes conform to the ARC guidelines as set forth by the HOA board. The committee members then either provide approval, rejection or guidance on changes needed to make the ARC request conform to community standards. Residents will be notified within 30 days of form submittal whether approval is granted or additional actions need to be taken.

The PROPERTY MANAGER is hired by the community to provide critical support to the community to maintain the common grounds, collect HOA fees, pays the community bills, provide financial reports, manage deed violations, and provide general support to the community on day-to-day functions. Each INDIVIDUAL RESIDENT of the community has the responsibility to function as a member of the community guided by the Deed Restrictions and ARC guidelines. They should be familiar with the documents and at minimum know when to communicate to either a board member or the property manager that either they are planning to make a change to their property or they have a question with regards to the deed restrictions.

 

IT IS IMPERATIVE THAT, TO KEEP OUR COMMUNITY BEAUTIFUL AND UNIQUE, EACH RESIDENT UNDERSTANDS THEIR ROLE AND THE IMPORTANCE OF FOLLOWING THE DEED RESTRICTIONS AND ARC GUIDELINES.   ANY AND ALL QUESTIONS OR ISSUES SHOULD BE RAISED TO EITHER AN ACTING HOA BOARD MEMBER OR THE PROPERTY MANAGER.
